Our Process

We try to make our loan process as easy as possible. You can follow these steps below for an easier application.

Step One: Application

Use the form on our page to initiate the loan application. Once submitted, we will review your request within one business day. We will respond to your request within two business days, with either initial approval or further questions.

Step Two: Provide Documentation

Once preliminarily approved, we will need specific documentation to start the loan process. Typical documents we will need are as follows:

  • List of repairs and general costs for repairs
  • Copies of any appraisals or inspection reports
  • Contract
  • Copy of driver’s license

Step Three: Title Work

Next step is for us to order Title Work. If we feel it is necessary to do a physical inspection of the property, we will set that up with at this time. There is NO COST to you for the inspection.

Step Four: Insurance + Closing

After we have established a clean Title and good inspection of the property, we will need proof of General Liability Property Insurance. This insurance must be equal to the total loan amount. At this point, we will issue funds requested at the rate and terms agreed upon and the property will go to closing.

Step Five: Construction or Rehab Draws

This type of loan requires a construction escrow to be established with us. We typically distribute 3 to 4 draws. At the end of each phase, we will inspect your property and approve the release of your draw. Note the final draw is only distributed at the absolute completion of your project. Unlike most other private money lenders, we do not impose any fees for inspections.

Step Six: Repay the Loan

Upon sale of the property, the loan to us will be repaid in full and the deal is done. And hopefully this will be the beginning of an ongoing loan process between Us and You for years to come !!!
